Enfield set to name Meridian Water developer

Enfield Council looks set to name the developer which will deliver the first phase of the £6bn Meridian Water regeneration project.

The London borough’s cabinet will meet next week (April 24) to chose a developer from a shortlist of four – Galliford Try, L&Q, Peabody and Redrow.

The chosen developer will then deliver the first 725 homes on the part of the site known as Meridian One.

The new homes will be complemented by new public squares, shops and leisure facilities.

Outline planning permission is already in place for the new homes, with construction enabling work having started in January 2017.

The original developer Barratt London pulled out of the project in October 2017 after the council refused to sign up to a ‘poor deal for residents’.

In July last year, Enfield council announced the regeneration project was ‘back on track’ after taking overall control of the scheme.

In all, 17 developers and housing associations expressed an interest in delivering Meridian One.
According to the council, there were 10 submitted bids and four were shortlisted.

The search for a new developer for Meridian Two, at Leeside Road has also started. That scheme will deliver 200 affordable homes and will use workspace on the lower floors earmarked for makers and creators.

‘This is the start of a bright new era for Meridian Water,’ said council leader, Cllr Nesil Caliskan.

‘Under the control of Enfield Council we are forging ahead with the delivery of Meridian Water and once a development partner has been chosen we can start work on the new homes.

‘We were insistent that the companies wishing to work in partnership with the council on this project would need to demonstrate a commitment to delivering high-quality housing which meets the needs of residents. Our aspiration is to create a community where local residents and Londoners can afford to live in a vibrant and exciting setting,’ added the council leader.
