National property consultancy Lanpro has secured reserved matters approval on behalf of East Anglia housebuilder Denbury Homes for 174 new homes.
Approval for the first phase of new homes, which will be built at St Edmunds Gate, Bury St Edmunds, follows West Suffolk Council granting approval for the spine road and associated infrastructure in September 2023.
The outline planning permission granted in March 2020 allows for up to 1,250 dwellings, local centre, land for a primary school, bridge over the River Lark and associated works. The site is divided by the River Lark into the northern and southern neighbourhoods, with Denbury Homes in control of the former and Hopkins Homes the latter.
The first phase of new homes delivered by Denbury Homes will comprise 174 homes, 52 of which are affordable housing. The development will feature spacious, broad, tree-lined streets, public open spaces, and a play area.
St Edmunds Gate benefits from proximity to the richly historical cathedral town of Bury St Edmunds, close access to the A14 providing links to Cambridge, Newmarket and Ipswich, and Bury St Edmunds railway station is just under 10 minutes away.

In achieving planning success, Lanpro worked alongside IDP Landscaping Ltd, David Wytchard Urban Design (Masterplanning), and Ingent (Engineering). The scheme is to start development imminently, to be completed in early 2025.
