Plans submitted to create a London neighbourhood on a former gas site

The West London’s Ladbroke Grove area could receive a major upgrade as Ballymore and Sainsbury’s have proposed plans to create a new canalside neighbourhood.

This week, Ballymore, a new homes, and property developer, submitted plans to construct a new neighbourhood in London in partnership with Sainsbury’s. The new plans, which will be situated on a former gas works site, will provide over 2,500 homes, of which at least 500 will be affordable, plus two parks and a local high street.

On the high street, plans include over 90,000 sq ft of shops, cafes, and restaurants as well as a new 130,000 sq ft Sainsbury’s Supermarket. The old canal basin currently on the site will also be rejuvenated and become the centre of the attraction.  

Should the proposal be accepted, it is estimated to take 11 years to finish the entire project, with work due to commence in 2025. Homes are due to be delivered first in 2030, along with the new Sainsbury’s store.

Although the plans will take a while to bring into reality, they will be worth the wait as architect FaulknerBrowns has shaped the masterplan over the last three years, in close consultation with the local community.

As well as attempting to bring a derelict location back to life, developers and designers have also prioritised sustainability whilst creating the new plans. They have constructed a sustainability strategy which will maximise green infrastructure that produces zero emissions on site.

John Mulryan, Group Managing Director, Ballymore, said: ‘Kensal Canalside is one of the last remaining major brownfield sites to be developed in London and the largest in the Royal Borough of Kensington and Chelsea.

‘The scale and location of the site – in one of London’s 48 Opportunity Areas – presents a real opportunity to create a thoughtfully designed, accessible and sustainable canalside neighbourhood with strong transport links.’
