ASK Partners pledges support for the development of new homes in Notting Hill, as construction begins on the high-end scheme.
The specialist real estate lender has provided a £78m senior loan to Development Capital London Ltd to support the construction of six family homes in Notting Hill.
The funding will refinance an earlier facility extended by ASK in 2023 and will now finance the development of the homes on Lansdowne Walk, one of west London’s most sought-after residential streets. Development Capital London is a joint venture between property developer Bodker & Co. and design studio Echlin.
Planning permission for the scheme was granted in May 2025, and construction is already underway. The project, due for completion in 2028, will deliver six houses ranging in size from 5,000 to 8,000 square feet, each with private south-facing gardens and access to local garden squares. The properties are within walking distance of Holland Park station.
Chris Bodker, founder of Bodker & Co., welcomed the renewed funding. ‘It is a pleasure to work with a lender with the flexibility to back us from acquisition and planning, through to delivery,’ he said. ‘This continued collaboration reflects our shared commitment to quality and long-term value creation in prime London locations.’
Doug King, COO and Director of ASK Partners, described the project as a ‘robust opportunity’ despite wider uncertainty in the market.
‘We are very pleased to continue our working partnership with Development Capital London, an experienced and highly-credible sponsor with strong capital backing,’ King said. ‘This loan also takes ASK’s total lending beyond £2 billion; a milestone we’re extremely proud to have achieved in a demanding market.’
The deal highlights continued demand for luxury residential development in central London, even as higher interest rates and broader economic headwinds weigh on the UK property sector.
