A long-vacant office building in central London is set to be transformed into a 73-room boutique hotel after plans were approved by Westminster City Council.

Manex Properties, a joint venture between AMANO Group and Excellion Capital, has secured planning permission to redevelop Waterman House on Kingsway into a new AMANO hotel.
The nine-storey building, which has stood empty for more than a decade, will undergo an office-to-hotel conversion. Plans also include a new ground-floor food retail space aimed at bringing more activity to the street.
Located close to Covent Garden, the development will become AMANO’s second hotel in central London and sit just yards from the existing Hotel AMANO Covent Garden.
Developers said the approved plans improve the building’s design and operational functionality while restoring elements of its architectural heritage.
The project is expected to strengthen AMANO’s presence in London’s West End, creating a hospitality cluster alongside its existing 141-room hotel nearby.
Philip Rokeach, director of the AMANO Group, said: “Our vision to bring Berlin’s flair to London was already validated by the exceptional performance of Hotel AMANO Covent Garden. Securing planning consent for Waterman House was an important next step in expanding our AMANO brand in the city.’
Robert Stafler, director at AMANO UK & Manex Properties, added: ‘Securing planning permission is a major milestone. The approval enables our office-to-hotel conversion and increases the room count to 73 keys. It improves building design, operational functionality and street-level presence. We are delighted to start the restoration of Waterman House later this year to bring this long-derelict landmark asset back to life.’
Once completed, the expanded AMANO estate in London is expected to be worth around £150m.
